What is Enterprise Asset Management (EAM)?

In capital-intensive industries such as utilities, manufacturing, healthcare and real estate, physical assets form a large part of the total assets of the organization. The assets include buildings, infrastructure and equipment. These industries are in highly competitive markets and deal with high value assets where each failure is disruptive and costly. At the same time, they must also stick to strict safety regulations.

It is important for organizations to maximize the return on investment from their asset base. Life Cycle Asset Management and EAM are methods used to achieve that goal. The objective of EAM is to get maximum productivity from the asset and minimize the costs involved in its acquisition, operations and maintenance. Organizations need to strike a balance between maximizing Asset Productivity and minimizing Total Cost of Ownership. It provides guidance on whether it is more cost-effective to maintain, overhaul or replace a failing asset.
